Everyone has different financial goals. Many people who we speak with about buying their land are in a position where they really don't need a large infusion of cash. They are comfortable financially and that's great. But, just about everyone likes the idea of getting a steady income from an asset which costs money every year.
For people who want all cash!
This is easy peasy. We agree on the price, put up a deposit, do our due diligence and close with either a title company or law firm depending on your state. Some people prefer the online closings for convenience and of course there's always FedEx. We always try to use local law firms or title companies to help support the local area.
For people who prefer an income!
Turns out the the vast majority of people we work with own their property free and clear and many are in 50+ years old. As you can see from my video I am no spring chicken. The point is many people like the idea of selling us their land after agreeing to a fair down payment and then work out a payment schedule for the balance. It's a lot like an annuity that you get checks every month like clockwork, or some folks prefer quarterly, doesn't make a difference to us. I think one of the biggest reasons many people seem to gravitate to this is because they basically become the BANK. We pay on time or they can foreclose on us, just like a home & they keep every dime we have paid in and sell it again. They are taking something they aren't using, that costs a couple hundred dollars every year and turning it into a sort of "Annuity" and people like it.
